The Maintenance Supervisor develops, implements, monitors, evaluates, and supervises facility maintenance Team Members and programs; ensures that site facilities are maintained in a safe and compliant condition. The Maintenance Supervisor also interviews, provides input for hires, trains, evaluates, and supervises staff; and performs related work as required. The Maintenance Supervisor is a direct supervisory level classification responsible for developing, implementing, monitoring, evaluating, and supervising the operations, staff, and activities of facility maintenance to maximize service delivery to the site. Performance requires the use of independence, initiative, respect, responsibility and discretion.
Essential duties and responsibilities:
Develops, implements, monitors, evaluates, and supervises the operations of facility maintenance.
Oversees and supervises the activities of subordinate staff; hires, assigns, trains, directs, schedules, and monitors staff duties; evaluates employee performance and initiates disciplinary actions when needed in collaboration with Human Resources Manager.
Responsible for the appropriate training of employees in assigned areas of responsibility.
Plans and conducts in-service training programs; monitors status of required licenses and certifications; structures the evaluation and professional development of staff to ensure a high performing team.
Performs safety inspections of the facility and ensures that safe work methods and safety precautions are observed; utilizes appropriate safety equipment in working around hazardous chemicals and in hazardous environments.
Plans, schedules, prioritizes, and may assist with maintenance, repair, renovation, and construction projects; makes recommendations on planning, development, and implementation of new facilities and/or park areas.
Works collaboratively with other departments; confers regularly with other leadership.
Monitors inventory and purchases authorized supplies and equipment as authorized and approved.
Maintains records; prepares a variety of operational and business reports and associated correspondence as required.
Assists with special events as needed.
Works with Senior Site Director and/or Engineering Project Manager with regard to the hire of outside vendors for repairs that cannot be completed by in-house maintenance personnel.
Monitors, manages the training, supervising, and performance management of personnel.
Plans, organizes, and directs maintenance activities on balance of plant equipment and facilities.
Plans, organizes, controls, integrates and evaluates the activities and operations related to the construction, maintenance and repair of office buildings and the various features such as HVAC, plumping, electrical, painting and landscape.
Coordinates the organization, staffing, and operation activities for assigned maintenance and operations programs; directs, coordinates and reviews the work plan for assigned maintenance and operations services and activities; assigns work activities and projects; monitors workflow; reviews and evaluates work products, methods, and procedures; meets with staff to identify and resolve problems.
Participates in the development and implementation of goals, objectives, and priorities; recommends and participates in the implementation of resulting policies and procedures; monitors work activities to ensure compliance with established policies and procedures.
Identifies opportunities for improving service delivery methods and procedures; identifies resource needs; reviews with appropriate management staff; implements improvements.
Interrelates effectively and diplomatically in all areas of employee relations, always projecting a professional image in keeping with the established goals and objectives while exercising the highest degree of confidentiality; selects, trains, motivates, and evaluates assigned personnel; provides or coordinates staff training; works with employees to correct deficiencies; implements discipline and termination procedures in conjunction with Human Resources Manager.
Participates in the design, construction, integration, modification and maintenance of landscape, HVAC, plumbing and electrical systems as related to office and warehouse buildings as required.
Supervises and participates in the investigation, trouble shooting, repair and maintenance of buildings and equipment.
Organizes, schedules, supervises, and may also perform a variety of professional/technical equipment installation; monitors the start-up of new installations reporting findings to assigned leadership.
Assists in administering the site’s safety program as related to maintenance operations supervised; works with Safety Manager to develop programs, procedures and training to maintain effective and compliant safety procedures; participates in the training of assigned staff.
Maintains, reviews, and records a variety of reports, including daily activity reports, work orders, work requests, monthly statistical reports, and other reports and records as required.
Reviews vendor/contractor invoices and proposals and recommends payment upon receipt of material/completion of work.
Provides staff assistance to the Engineering Project Manager; conducts a variety of studies and investigations; develops and recommends modifications to assigned maintenance and operations programs, policies, and procedures as appropriate.
Attends and participates in professional group meetings; stays abreast of new trends and innovations in the field of maintenance; directs and participates in the incorporation of new developments into program areas, as appropriate.
May perform any and all functions of the Facility Maintenance Lead and Facility Maintenance Assistant as required.
Responds to after hour emergencies, as necessary.
Provides support, on and off-site, for on-call needs and other required activities.
May require use of respirator in the workplace to protect against exposure to occupational dusts, fumes, mists, gases, and vapors; medical clearance and fit testing may be required before use of respirator.
Performs all other duties and responsibilities as assigned.
Physical Requirements:
Ability to perform the following physical tasks on a daily basis: sitting standing, stooping, stretching, walking, bending, twisting, reaching, climbing, performing repetitive motions, and carrying boxes.
Handling and/or moving 200 lb. containers with frequent lifting and/or carrying of objects weighing 50 pounds or more regularly.
Must be comfortable wearing protective equipment.
Must be able to work in varied and changing temperatures, both indoors and outdoors, with exposure to elements (heat, humidity, sun, rain, etc.)
Must be able to work in high places; large, open spaces; smaller, confined spaces as required.
Must possess strength, stamina, and mobility to perform medium to heavy physical work, to work around machines, to climb and descend ladders, to operate a variety of tools and equipment, and to operate a motor vehicle; vision to read printed materials and a computer screen and to distinguish colors in wiring; hearing and speech to communicate in person and over the telephone or radio. Frequent walking in operational areas to identify problems or hazards. Finger dexterity needed to access, enter, and retrieve data using a computer keyboard, calculator and to operate tools and equipment. Incumbents in this classification bend, stoop, kneel, reach, and inspect work sites. Incumbents must possess the ability to lift, carry, push, and pull materials and objects weighing up to 50 pounds or heavier weights with assistance and/or the use of proper equipment.
Additional Requirements:
High School Diploma or equivalent required
Active and current Drivers' License and reliable transportation; proof of current insurance required
One to two years in a Maintenance supervisory position in a manufacturing environment
Must pass a Florida Department of Health Office of Medical Marijuana Use Level 2 Background Screening
Must be 21 years of age or older
Must have reliable transportation
